There are quite a few factors that determine when you need a roof replacement. Those factors include the age of your roof, condition of the shingles, overall condition of your roof, missing shingles, and cracked, broken, or buckled shingles. Below we will look through some of the most common reasons why people need a full roof replacement and when the best time to get it is.

Factor 1: Age Of Roof
Even though the age of your roof isn’t the only factor that determines when you will need a full-roof replacement, it does, however, play a role in when you should get it replaced. We recommend that you consider replacing your roof every 15-20 years or at least get it looked at to see if there has been any major damage made to your roof without your knowledge. Now, of course, there are exceptions and storms that blow through, ultimately causing you to have to get it replaced sooner than you were planning. But, if you’ve hit that 15 year mark it’s good to go ahead and get it inspected to see what damage there is, if any.
Factor 2: Worn Shingle Granules
Shingle granules serve multiple purposes. First they are there for UV ray protection for your home. Next, the granules are there for the overall appearance of your home. Another important factor they are there for is due to safety reasons. Those little granules grip to the bottom of your shoes so when you or any worker may have walk on your roof. The more granules you have the safer you are. And, lastly, the granules are important for the manufacturing of the shingle. Watch the video below for more information on granules.
Factor 3: If You See Daylight Through Roof Boards
If you are in your house and can see daylight through your roof, then I would say it’s a good time to get your roof replaced. If this has happened to your roof, then you probably have a leak somewhere and need someone to come out asap to assess the damage not only to your roof, but to your house as well.
Factor 4: Missing shingles
Missing shingles are a great sign that you need a full roof replacement. You may be missing shingles due to wind or storm damage, and if that’s the case you need to have someone come out and inspect your roof for further damage.
Factor 5: Roof Valley Damage
The valley of your roof is a key element to making sure water does not leak into your home. If the valleys of your roof have any damage to them, then it is time to replace your roof. Examples of damage to your roof valley are: cracked shingles, buckled shingles, missing shingles, dirt build up, poorly placed nails, etc. All of these factors play into the quality of your roof valleys in addition to the entire roof itself.
